Hidden Mould Remediation in Oran Park, NSW
Water damage is not always limited to what can be seen on the surface. At a property in Oran Park, NSW, a water backflow incident affected adjoining bedroom and hallway areas, allowing moisture to spread beneath flooring and into building materials.
Initial moisture testing identified wet materials, but further investigation revealed something more significant: hidden mould contamination and deteriorated timber framing.

Water Damage Spreads Beyond the Bathroom
The incident occurred after bathwater backflowed through the bathroom waste and escaped into adjoining areas.
Moisture affected walls, skirting, flooring, wardrobe areas and architraves across the bedrooms and hallway. Visible mould growth and deterioration were also identified in several affected areas.

Moisture testing recorded significantly elevated readings, helping establish how far the water damage had spread.
Controlling the Affected Areas
Containment was established around mould affected areas, with an Air Filtration Device (AFD) and dehumidifier installed within the Bedroom 1 containment.
These measures helped control airborne mould spores and reduce moisture while further remediation works were organised.

What We Found Behind the Walls
During the next stage of remediation, mould affected gyprock, skirting and other affected materials were carefully removed under containment.
Once the walls were opened, heavily mould affected timber framing was discovered in Bedroom 1, with sections also showing signs of rot.

Accessible timber framing in Bedroom 2 was mechanically remediated. An area beneath the bathtub also showed potential mould contamination but could not be fully accessed during these works.
Hidden Mould Beneath the Flooring
The floating flooring in Bedroom 1 was removed, revealing wet conditions and mould contamination underneath.
The exposed floor was treated and a dehumidifier was installed to assist with drying. Mould affected materials within the adjoining hallway were also removed before the area was sealed and contained.

Why Hidden Water Damage Matters
Water can travel beneath flooring and into wall cavities where damage may remain out of sight.
In this case, opening the affected areas revealed mould contamination, wet materials and deteriorated timber that could not be fully identified from the visible surfaces alone.
Proper investigation helps determine the true extent of the damage and what needs to be remediated, dried or replaced.
The Result
High Demand Restoration completed mould remediation and drying works across the affected areas of this Oran Park home.
Final moisture checks were completed and drying equipment was removed. Further works were recommended for the heavily mould affected and rotting timber framing in Bedroom 1, along with further investigation and potential remediation beneath the bathtub in Bedroom 2.
