Moisture and Mould Inspection

Our team inspected the property to identify areas of elevated moisture and possible hidden mould growth.

An infrared scan of the living and dining room ceilings identified several areas with the potential for elevated moisture. Moisture testing confirmed readings of approximately 50 to 60 percent in these areas, compared with a dry standard of around 25 percent.

Heavy condensation was also observed on the windows, indicating high humidity conditions within the home.

Hidden Mould Inside the Ceiling

To investigate further, our team accessed the ceiling space through the manhole.

Inside the roof cavity, visible mould growth was found on the underside of several cement roof tiles. Further inspection also identified mould growth on sections of the gyprock.

Some insulation batts were damp to the touch, confirming that moisture was affecting materials within the ceiling space.

These findings showed that the mould problem was not limited to areas visible from inside the home.

Moisture Found in Other Areas

Further inspection identified additional moisture concerns throughout the property.

Elevated moisture readings were recorded in sections of the hallway and master bedroom. Readings above 80 percent were identified in some wall and ceiling areas, requiring further investigation for possible concealed moisture and mould.

In Bedroom 2, a damp area was identified near the corner above the wardrobe. Hidden mould growth was also found on top of the wardrobe, where moisture appeared to be creating conditions suitable for mould growth.

What Needs to Be Addressed

The ceiling and roof space were key areas of concern due to the combination of elevated moisture, damp insulation, and visible mould.

A roofing professional was recommended to investigate the roof and address any areas that may be allowing moisture into the building.

Where mould contamination is present within the ceiling cavity, affected materials may require professional remediation. This can include removing contaminated insulation, cleaning affected surfaces under appropriate mould remediation controls, and removing mould affected gyprock where required.

Further investigation was also recommended for areas of the master bedroom and hallway where high moisture readings were recorded.
